Dubai Real Estate for UK Investors: Tax Points & Practical Guide
A tailored guide for UK-based investors exploring Dubai property — covering the tax points to check, currency exposure and practical considerations.
Why UK Investors Look at Dubai
Dubai has long attracted British buyers: freehold areas open to foreign buyers, a clear registration process with the Dubai Land Department and a wide choice of new and ready homes. This guide covers the points a UK resident should check before buying.
Taxes: What to Check on Each Side
- In Dubai: the purchase carries the DLD fees, including the 4% sale registration fee listed by the DLD. The UAE does not levy personal income tax on individuals; check the UAE government portal.
- In the UK: if you are UK tax resident, foreign rental income and gains may remain reportable and taxable under UK rules. Review your situation with a UK tax adviser before investing.
The UK-UAE Tax Treaty
The UK and the UAE have a double taxation agreement. How it applies to your rental income and to a future sale depends on your residence and situation, so ask a qualified adviser to review it with you.
Currency Considerations
- The UAE dirham is pegged to the US dollar
- Your exposure therefore depends on the GBP/USD exchange rate when you pay installments, receive rent or sell
- Some lenders accept foreign-currency income for mortgage applications: ask each lender
Mortgage Options for UK Residents
- Each lender decides whether it accepts UK-based borrowers and UK income, and on what terms
- The Central Bank of the UAE caps the loan-to-value ratio; for an expatriate's second or investment property the cap is 60% (CBUAE regulation)
- Compare written offers: rate, fixed period, fees and early settlement terms. See our non-resident mortgage guide
Practical Points
- No residence visa needed to buy in freehold areas
- Buying from abroad is possible with a power of attorney
- Golden Visa: property investment can open the way to a Golden Visa, subject to the official threshold
