UAE Debt Burden Ratio (DBR) Calculator
Enter your gross monthly income and your existing monthly debt payments. The calculator shows the monthly instalment left within the 50% debt burden ratio and the loan amount it can support at the interest rate and term you choose.
Indicative simulation only. It is not a loan offer, an approval or financial advice. The limits shown are the regulatory maximums; each lender applies its own credit policy and may set lower limits. The interest rate is the one you enter. Always confirm the figures with your lender.
The 50% debt burden ratio
The mortgage regulation of the Central Bank of the UAE refers to a maximum debt burden ratio (DBR) of 50% of gross salary and any regular income from a defined source. All debt repayments count, including credit cards.
The regulation also asks lenders not to apply the maximum automatically, and to take the circumstances of each borrower into account.
Stress test and income cap
To calculate the DBR, lenders must stress test the loan at 2 to 4 percentage points above the current interest rate. The calculator shows the loan your available instalment can repay at your rate, and at your rate plus 2 and plus 4 points.
The maximum financing amount is also capped at 8 years of annual income for UAE nationals and 7 years for expatriates.
For an investment property, lenders must deduct at least two months of rental income when assessing your ability to repay.
