UAE Mortgage EMI Calculator

Enter the loan amount, the interest rate offered to you and the term. The calculator gives the monthly payment (EMI), the total interest and the total amount repaid.

Indicative simulation only. It is not a loan offer, an approval or financial advice. The limits shown are the regulatory maximums; each lender applies its own credit policy and may set lower limits. The interest rate is the one you enter. Always confirm the figures with your lender.

How the monthly payment is calculated

The calculator uses the standard formula for a repayment loan with a fixed rate: EMI = P × r × (1 + r)^n / ((1 + r)^n − 1), where P is the loan amount, r the monthly rate (annual rate divided by 12) and n the number of monthly payments.

If your rate changes during the loan (for example after a fixed period), the payment changes too. Run the calculator again with the new rate to see the difference.

Maximum term in the UAE

The Central Bank of the UAE caps the term of a mortgage at 25 years. The maximum age at the last payment is set by each lender according to its own policy.

Repayments are made on a reducing balance basis, from salary or verifiable business or rental income.
