Dubai Property ROI Calculator
Calculate the return on investment of a Dubai property bought in cash: total invested, net rent over the holding period, value at the end with your own assumption, total profit, ROI and annualised return.
Indicative simulation only. It is not an offer, an approval or financial advice. Prices, rents, rates, costs and growth are the values you enter. Always confirm the figures with the developer, your lender and the competent authorities.
How the Dubai property ROI calculator works
The calculator compares what you put in with what you get back. Total invested is the purchase price plus purchase costs. Over the holding period you collect the annual rent minus running costs, and at the end the property is valued with the yearly value change you choose.
ROI = (net rent over the period + value at the end − total invested) ÷ total invested. The annualised return spreads that result over the number of years, so you can compare different holding periods.
Gross yield, net yield and ROI
The calculator assumes no market growth: the value change is your own assumption, and 0 keeps the value flat. Try several values to see how sensitive the result is.
- Gross rental yield = annual rent ÷ price.
- Net rental yield = (annual rent − running costs) ÷ price.
- ROI also counts purchase costs and any change in value, so it can be lower or higher than the yield.
To pick a realistic starting price and rent, check the sales and Ejari rent contracts registered with the Dubai Land Department, area by area, on our partner Cevitas: Dubai property prices by area (DLD data).
Frequently asked questions
Which purchase costs should I include?
In Dubai, the Dubai Land Department lists a sale registration fee of 4% of the sale value, 2% for the buyer and 2% for the seller, plus fixed fees such as the AED 250 title deed. Add the agent commission and any developer fees that apply to your purchase.
Does this calculator include a mortgage?
No, it models a cash purchase. To include a loan, use the cash flow calculator or the mortgage calculator.
Where do the rent and value figures come from?
From you. The calculator contains no market prices, rents or forecasts. Use rents from comparable listings or a signed tenancy contract, and your own view on the value.
