UAE Mortgage Affordability Calculator

Find the maximum mortgage and property price you can afford in the UAE. The calculator applies the Central Bank of the UAE rules: 50% debt burden ratio, income cap and loan-to-value limits.

Indicative simulation only. It is not an offer, an approval or financial advice. Prices, rents, rates, costs and growth are the values you enter. Always confirm the figures with the developer, your lender and the competent authorities.

How affordability is calculated in the UAE

The Central Bank of the UAE limits what you can borrow in three ways, and the calculator applies all three:

  • Debt burden ratio: all monthly debt repayments, the new mortgage included, may not exceed 50% of gross salary and regular income.
  • Stress test: lenders check the loan at 2 to 4 percentage points above the current rate; try a higher rate to see the effect.
  • Income cap: the loan may not exceed 8 years of income for a UAE national, 7 years for an expatriate.

From maximum loan to maximum price

The maximum price is the maximum loan divided by the loan-to-value limit for your profile (for example 80% for an expatriate buying a first home below AED 5 million). You need the rest as a down payment from your own funds, plus the purchase costs.

Is the result a loan approval?

No. It shows the regulatory maximum for your inputs. The lender assesses your file and may lend less.
