Mortgage rules in Sharjah

Mortgages in Sharjah follow the Central Bank of the UAE regulation, which applies across the country. It sets the maximum loan-to-value by buyer and property:

  • UAE nationals, first home: up to 85% of the value up to AED 5 million, up to 75% above.
  • UAE nationals, second home or investment property: up to 65%.
  • Expatriates, first home: up to 80% of the value below AED 5 million, up to 70% above.
  • Expatriates, second home or investment property: up to 60%.
  • Property bought off plan: up to 50%, whatever the buyer or the value.

How the calculator works

Total monthly debt repayments may not exceed 50% of gross salary and regular income, and the maximum term is 25 years. Lenders may apply stricter limits.

Choose your profile to get the maximum loan-to-value, then enter your down payment, the rate your lender offers and the term. The calculator caps the loan at the regulatory maximum and shows the monthly payment, the total interest and the total repaid.

Registration fees for the transfer and the mortgage are set locally in Sharjah; check them with the competent land authority.
