How short-term rental income is estimated
Enter the average nightly rate and occupancy you expect, the platform and management fees and your monthly costs. The calculator works on an average month (365 ÷ 12 nights).
- Gross monthly revenue = nightly rate × nights per month × occupancy.
- Net monthly income = gross revenue × (1 − platform fees) × (1 − management fee) − monthly costs.
- Net yield = net annual income ÷ property price.
Rules and costs to check
In Dubai, short-term lettings of residential units are operated as holiday homes under permits issued by Dubai's Department of Economy and Tourism. Check the current requirements and fees with the department, and whether your building allows short stays.
The calculator contains no nightly rates or occupancy figures: use your own research for comparable units. OffPlanSimulator is not affiliated with Airbnb or any other booking platform.
