Dubai Off-Plan Payment Plan Calculator

Turn a developer payment plan into amounts: down payment at booking, construction instalments, handover payment and post-handover instalments, with the total paid by handover.

Indicative simulation only. It is not an offer, an approval or financial advice. Prices, rents, rates, costs and growth are the values you enter. Always confirm the figures with the developer, your lender and the competent authorities.

How developer payment plans work

Off-plan developers split the price into stages: a down payment at booking, instalments during construction, a payment on handover and, in some plans, instalments after handover. The split is set in each sales agreement, so always use the schedule of the project you are buying.

Names such as 60/40 or 80/20 describe the share paid before handover and the share paid on or after handover.

Using the calculator

Enter the price and the percentage of each stage. The calculator shows the amount of each stage, the amount per instalment and what you will have paid by handover. The percentages must add up to 100.

  • Booking: paid when you reserve the unit and sign.
  • Construction: usually tied to construction milestones or dates.
  • Handover: paid when the developer hands over the keys.
  • Post-handover: instalments after you receive the keys, if the plan offers them.

Frequently asked questions

Can I finance an off-plan purchase with a mortgage?

The Central Bank of the UAE caps the loan-to-value for property bought off plan at 50%. Ask lenders whether and when they finance the project you are buying.

Are registration fees included?

No. Sales are registered with the land department of the emirate; in Dubai, check the current fee schedule on dubailand.gov.ae and add it to your budget.

What if my percentages do not add up to 100?

The calculator shows the total so you can correct it. Check the figures against the payment schedule in the sales agreement.
