Commercial Property Finance in the UAE
The Central Bank of the UAE mortgage regulation covers loans secured on residential property. Financing for offices, retail units or warehouses is set by each lender’s own credit policy.
Residential rules do not apply as such
The loan-to-value limits, the 25-year maximum term and the income caps of the mortgage regulation are written for residential property. For commercial property, the amount, term and conditions are decided by the lender.
What to ask a lender
Before you commit, ask each lender in writing for:
- the maximum financing as a share of the property value;
- the term, the interest rate and how it can change;
- all fees, including early repayment charges;
- the documents required for your business.
