How to Evaluate Dubai Real Estate Developers in 2026

A checklist to evaluate any Dubai developer before buying off-plan, followed by a neutral overview of major developers and where they build.

Choosing a Developer: Why It Matters

In Dubai's off-plan market, the developer you choose matters as much as the location: it builds the project, sets the payment plan and delivers the unit. Rather than relying on rankings, check each developer against the same criteria.

The Developer Checklist

  1. DLD / RERA registration: the developer and the project must be registered; check them on the Dubai REST app or the DLD website
  2. Escrow account: off-plan payments must go into the project's escrow account (Dubai Law No. 8 of 2007); pay only into the account named in your documents
  3. Completed projects: look at buildings the developer has already handed over, visit them and check their registered resale prices and rents
  4. Construction progress: for an ongoing project, check the progress published on the DLD channels
  5. SPA terms: handover date, delay clauses, cancellation terms and specifications
  6. Service charges: compare completed buildings using the RERA service charge index
