How to Choose an Off-Plan Project in Dubai in 2026

A step-by-step method to shortlist and compare off-plan projects in Dubai, from budget and location to developer checks and payment plans.

How to Shortlist Off-Plan Projects in Dubai

Dubai has many off-plan projects on sale at any time. Instead of a list of "top projects", which changes with every launch, use a method you can apply to any offer. For developer checks, see our guide to evaluating developers. To understand payment plan structures, refer to our dedicated guide.

Step 1: Set Your Budget Band

Budget bandTypical productsPoints to watch
Above AED 3MWaterfront and branded residences, large villasService charges, resale depth for large units
AED 1M–3MApartments and townhouses in master communitiesHandover timing vs nearby supply
Under AED 1MStudios and one-bedroom apartmentsBuilding quality, tenant demand, service charges

From AED 2M, the property may open the way to a Golden Visa under official conditions.

Step 2: Check the Location

  • Access to roads and public transport, existing or announced by the RTA
  • Schools, retail and healthcare already open nearby
  • Other projects under construction in the area and their handover dates

Step 3: Check the Developer and the Project

  • Project and developer registered with the DLD / RERA
  • Escrow account details in your reservation documents
  • Completed buildings by the same developer, their registered resale prices and rents

Step 4: Compare the Payment Plans

  • Share of the price paid before handover vs after
  • Installment dates linked to construction milestones or fixed dates
  • Your ability to pay every installment without relying on resale

Step 5: Read the SPA

Handover date, delay and cancellation clauses, specifications, service charge estimates and resale (assignment) conditions before handover.

Step 6: Run the Numbers

Enter each shortlisted project with the same assumptions so the comparison is fair. Run the numbers yourself with OffPlanSimulator.
