Dubai EMI Calculator 2026: How to Calculate Your Monthly Mortgage Payment

How EMI is computed in the UAE, the formula, worked examples for AED 1M / 2M / 3M / 5M loans, and a free instant calculator.

What Is an EMI in the UAE Mortgage Context?

EMI stands for Equated Monthly Installment — the fixed amount you pay every month combining principal and interest. It is calculated using the standard amortization formula:

Where:

  • P = loan principal (e.g., AED 2,000,000)
  • r = monthly interest rate (annual rate ÷ 12)
  • n = loan tenure in months

Skip the math: use the free Dubai EMI calculator.

Worked Examples (Illustrative Rates)

The rates below are round figures chosen to show the calculation. They are not bank offers.

Loan AmountIllustrative rateTenureEMI
AED 1,000,0004.00%25 yrsAED 5,278
AED 2,000,0004.00%25 yrsAED 10,557
AED 3,000,0004.50%25 yrsAED 16,675
AED 5,000,0005.00%25 yrsAED 29,230

These assume a fixed rate for the whole term. With a variable rate, the EMI is recalculated when the rate resets.

Fixed vs Variable: Which to Choose?

  • Fixed: the rate is set for an initial period, so the EMI is predictable during that period
  • Variable: the rate follows a benchmark such as EIBOR plus a margin, so the EMI moves with the benchmark
  • After the fixed period: most offers revert to a variable rate; read the reversion terms in the offer letter

EIBOR is published by the Central Bank of the UAE. Use the calculator to test your EMI at several rates rather than relying on a forecast.

How DBR (Debt Burden Ratio) Caps Your EMI

The Central Bank of the UAE mortgage regulation caps your total debt repayments (mortgage, cards, car loans and other debts) at 50% of gross salary and regular income from a defined source. Lenders must also stress test the loan at 2 to 4 percentage points above the current rate. So if your gross monthly income is AED 30,000, the ceiling for all your repayments is:

(30,000 × 0.50) − existing debt repayments

Use the affordability calculator to see your maximum loan based on income.

Off-Plan EMI Specifics

For off-plan purchases, the regulation caps financing at 50% of the property value. When the lender starts disbursing, and therefore when your EMI starts, depends on that lender's conditions. During construction you pay the developer's installments.

How to Reduce Your EMI

  1. Larger down payment — the EMI falls in proportion to the loan amount
  2. Longer tenure (up to 25 years) — lower EMI, but more total interest
  3. Lower rate — compare written offers from several lenders, including fees and early settlement terms
  4. Islamic or conventional — compare the total cost of each product, not only the headline rate
  5. Joint application — where the lender allows it, combined income raises the DBR ceiling
