Mortgage in Dubai for French Buyers: Residents, Non-Residents and Euro Income

French buyers follow the same UAE mortgage rules as any expatriate. What matters is UAE residency, the lender's policy and the effect of the euro exchange rate on your payments.

French buyers can finance a property in Dubai with a UAE mortgage. Mortgage rules do not depend on nationality: they depend on whether you live in the UAE and on each lender's policy, within the Central Bank framework (CBUAE "Regulations Regarding Mortgage Loans", C 31/2013). The regulation distinguishes UAE Nationals and expatriates; as a French citizen you fall in the expatriate category, with a maximum LTV of 80% on a first home below AED 5 million (Article 3.2). If your income is in euros, plan for the exchange rate effect on a loan repaid in dirhams.

Resident or non-resident: what changes

UAE resident (French expatriate)Non-resident (living in France)
Regulation categoryExpatriateThe regulation does not set a separate category
Maximum LTV80% / 70% / 60% / 50% off-plan (Article 3.2)Set by each lender, never above the regulation caps
IncomeUsually salary or business income in AEDIncome in euros, verified by the lender (Article 2.2)
CurrencyIncome and payment often in AEDIncome in EUR, payment in AED

Article 2.4 states that the LTV ratios are maximums and that lenders "should adopt more conservative LTV ratios" where risks are higher. A lender may therefore apply a lower LTV to a non-resident. Each lender sets its own conditions: ask before you commit. See also the non-resident mortgage calculator.

The rules that apply in both cases

  • DBR: monthly debts up to 50% of income, stress tested at 2 to 4 points above the rate (Article 3.1). Your debts in France count too.
  • Income cap: up to 7 times annual income for expatriates (Article 3.4).
  • Term: up to 25 years; the maximum age at the last repayment is set by the lender (Article 3.3).
  • Down payment from your own resources, not consumer credit or credit cards (Article 2.4).
  • Independent valuation before any commitment (Article 2.5).

Currency effect: euro income, dirham payment

Example: property AED 1,500,000, loan AED 1,200,000 (80%), example rate 4%, 25 years. Monthly payment: ≈ AED 6,334. The exchange rates below are examples only, not market quotes.

Example rate (AED per EUR)Monthly payment in AEDCost in EUR per month
3.806,334≈ EUR 1,667
4.006,334≈ EUR 1,584
4.206,334≈ EUR 1,508

The payment in dirhams stays the same; what changes is how many euros you need. In this example, the gap between the two extreme rates is about EUR 159 a month. A buffer held in AED can absorb movements. If the lender assesses euro income, it applies its own conversion approach.

If the same lender only offered a 60% LTV (AED 900,000 loan), the payment at the example 4% rate would be about AED 4,751, but the down payment would rise to AED 600,000.

Step by step

  1. Calculate your budget: LTV, DBR and 7x limits. Use the UAE mortgage calculator.
  2. Gather proof of income and debts: the lender sets the list (Article 2.2).
  3. Get a pre-approval from a UAE lender, and ask for its LTV for non-residents if you live in France.
  4. Choose the property and sign the sale agreement.
  5. Valuation by an independent valuer (Article 2.5).
  6. Final offer: read the total cost, the fee schedule and the pre-payment policy (Article 4).
  7. Transfer at the Dubai Land Department with mortgage registration.

What the lender checks on the property

Whatever your residency, the property itself goes through the same checks:

  • Independent valuation: before any irrevocable commitment, a qualified valuer independent of you, the seller, the developer and the loan decision visits the property (Article 2.5). The report must not reflect expected future price growth.
  • Clean title: legal titles must be free from encumbrances so the lender can register its security (Article 2.5).
  • First-class mortgage: the lender takes a first-ranking mortgage in its name on the financed property (Article 3.7), registered at the Dubai Land Department (0.25% of the loan + admin fees).
  • Repayment structure: principal and interest on a reducing-balance basis, at least quarterly (Article 3.5).

If the valuation comes in below the agreed price, the LTV applies to the lower figure and the down payment rises. Keeping a margin in your budget avoids surprises at this stage.

FAQ

Can a French non-resident get a mortgage in Dubai?

The regulation does not exclude it; each lender decides and may apply a more conservative LTV (Article 2.4).

Is the LTV different for French nationals?

No. Rules depend on residency status and lender policy, not nationality. Expatriate caps apply (Article 3.2).

Can I use a loan from France for the down payment?

No. The down payment must come from your own resources, not other borrowing (Article 2.4).

Can I buy off-plan with a mortgage?

Yes, with a maximum LTV of 50% (Article 3.2). Buyers' payments go into the project's escrow account (Dubai Law No. 8 of 2007). Compare with our guide for UK buyers.
