Mortgage in Dubai for UK Buyers: Residency, GBP Income and Costs

UK buyers use the same UAE mortgage rules as other expatriates. Your residency, the lender's policy and the GBP to AED exchange rate shape the loan.

UK buyers can finance a property in Dubai with a UAE mortgage. The rules depend on residency status and each lender's policy, not on nationality, inside the Central Bank framework (CBUAE "Regulations Regarding Mortgage Loans", C 31/2013). As a British citizen you are in the expatriate category, with a maximum LTV of 80% on a first home below AED 5 million (Article 3.2). If you earn in pounds, the GBP to AED exchange rate changes what your dirham payment costs you each month.

The regulation caps are maximums; lenders "should adopt more conservative LTV ratios" where risks are higher (Article 2.4). Ask each lender what it offers to buyers living abroad. See the non-resident mortgage calculator.

Rules that apply in both cases

  • DBR up to 50% of income, stress tested at 2 to 4 points above the rate (Article 3.1). UK debts count too.
  • Income cap: 7 times annual income (Article 3.4).
  • Term: up to 25 years; maximum age at last repayment set by the lender (Article 3.3).
  • Interest-only periods are only for investment loans, for up to 5 years (Article 3.6).
  • Down payment from own resources (Article 2.4).

Currency effect: GBP income, AED payment

Example: property AED 1,500,000, loan AED 1,200,000 (80%), example rate 4%, 25 years: monthly payment ≈ AED 6,334. Exchange rates are examples only.

Example rate (AED per GBP)Monthly payment in AEDCost in GBP per month
4.406,334≈ GBP 1,440
4.706,334≈ GBP 1,348
5.006,334≈ GBP 1,267

The AED instalment is fixed by the loan terms; the GBP cost moves with the rate. In this example, about GBP 173 a month separates the two extreme rates. A buffer held in AED can smooth the swings.

If a lender offered 60% LTV instead (AED 900,000 loan), the payment at the example rate would be about AED 4,751, and the down payment AED 600,000.

Investment purchase: the rent deduction

If you buy to let, the lender deducts at least two months' rent from the DBR calculation to allow for empty periods (Article 3.1), and the LTV is 60% for expatriates (Article 3.2). See investment property mortgages.

Step by step

  1. Set your budget with the UAE mortgage calculator.
  2. Collect proof of income and liabilities; each lender sets its list (Article 2.2).
  3. Get a pre-approval and confirm the LTV for your residency status.
  4. Choose the property and sign the sale agreement.
  5. Independent valuation (Article 2.5): the LTV applies to the appraised value.
  6. Review the offer: total cost, separate fee schedule, pre-payment policy (Article 4).
  7. Transfer and mortgage registration at the Dubai Land Department.

What the lender checks on the property

The property goes through the same checks whether you live in Dubai or in the UK:

  • Independent on-site valuation before any irrevocable commitment, by a qualified valuer independent of you, the seller, the developer and the loan decision (Article 2.5). The report must not include expected future price growth.
  • Title free from encumbrances, so the lender can register its security (Article 2.5).
  • First-class mortgage in the lender's name on the financed property (Article 3.7), registered at the Dubai Land Department.
  • Off-plan: owner's equity is paid to the developer first; the lender then pays against milestones physically confirmed by an independent professional (Article 2.1). Buyers' payments go into the project's escrow account (Dubai Law No. 8 of 2007).

If the valuation is below the price, the loan is based on the lower value. Building a margin into your down payment helps keep the purchase on track.

FAQ

Can I get a Dubai mortgage while living in the UK?

The regulation does not exclude it; each lender decides and may apply a lower LTV (Article 2.4).

Do British buyers get different LTVs?

No. Expatriate caps apply to every non-national; residency and lender policy make the difference.

Can I refinance later?

Yes. There should be no impediment to refinancing, and charges are capped (Article 4). See the mortgage buyout calculator.

Is there a guide for other nationalities?

Yes, see our guides for Indian buyers and French buyers.
