Dubai Real Estate Mortgage: The Complete 2026 Guide for Buyers

Everything you need to know about a Dubai real estate mortgage in 2026 — the official loan-to-value limits, eligibility, fees and the approval steps.

Dubai Real Estate Mortgage in 2026: What You Actually Need to Know

A Dubai real estate mortgage is governed by one federal framework: the Central Bank of the UAE Regulations Regarding Mortgage Loans. Lenders then add their own credit policy on top. This guide explains the official rules and the questions to ask each lender.

Current Mortgage Rates in Dubai

Interest rates, fees and eligibility criteria are set by each lender and change frequently. We do not quote bank rates in this guide: ask each lender for its current written offer, then enter that rate in the mortgage simulator to compare.

Rates are either fixed for an initial period or variable, usually a margin over EIBOR, the benchmark published by the Central Bank of the UAE. Use our Dubai mortgage calculator to model your monthly payment, total interest and amortization schedule at the rate you are quoted.

Mortgage Eligibility in Dubai

The Central Bank of the UAE Regulations Regarding Mortgage Loans (C 31/2013, consolidated 08/04/2020) set these maximums:

  • UAE nationals, first home (owner occupier): up to 85% of the property value when the value is AED 5 million or less, up to 75% above AED 5 million
  • UAE nationals, second home or investment property: up to 65%, whatever the value
  • Expatriates, first home (owner occupier): up to 80% when the value is less than AED 5 million, up to 70% above AED 5 million
  • Expatriates, second home or investment property: up to 60%, whatever the value
  • Property bought off plan: up to 50%, whatever the purpose, value or category of buyer
  • Debt burden ratio (DBR): total monthly debt repayments capped at 50% of gross salary and regular income from a defined source, with the loan stress tested at 2 to 4 percentage points above the current rate
  • Maximum term: 25 years
  • Maximum loan size: 8 times annual income for UAE nationals, 7 times for expatriates

These are regulatory maximums. Each lender applies its own credit policy and may set lower limits.

Minimum age, maximum age at the end of the loan, minimum income and accepted employment types are set by each lender.

Step-by-Step Approval Timeline

  1. Approval in principle: identity documents, salary certificate, bank statements
  2. Property selection: use our ROI calculator to check the asset
  3. Valuation: the lender instructs a valuer
  4. Final offer letter: the binding offer with rate, fees and conditions
  5. DLD transfer: the sale and the mortgage are registered

How long each step takes depends on the lender and on your file.

Fixed vs Variable: Which Wins in 2026?

Nobody can tell you where rates will go. A fixed rate gives you a known payment during the fixed period; a variable rate moves with EIBOR. Compare both at several rates in the calculator, and read the reversion rate and early settlement terms in each offer before you choose.

Why Use a Specialized Broker

A licensed broker can collect offers from several lenders for you; you can also apply to lenders directly. Either way, compare written offers on the same basis: rate, fixed period, reversion rate, fees and early settlement terms.
