Dubai areas within reach on an AED 12,000 salary

Areas where the median registered price of at least one unit type is within the maximum property price above (AED 1.26 million, expatriate first home, example rate). Prices are DLD medians over the last 12 months: half of the sales were below, half above.

How the maximum is calculated

  • 50% of AED 12,000 = AED 6,000 a month for all debt repayments (Central Bank debt burden ratio). Car loans, personal loans and credit card limits come off that amount first.
  • That monthly payment converts into a loan at your rate and term: loan = payment × (1 − (1 + r)^−n) ÷ r.
  • The loan may not exceed 7 years of annual income for an expatriate (AED 1,008,000) or 8 years for a UAE national (AED 1,152,000).
  • The property price is the loan divided by the maximum loan-to-value; the rest is your down payment, to which you add about 4% of DLD fees in Dubai.

Frequently asked questions

How much mortgage can I get on an AED 12,000 salary in the UAE?

With no other debts, the Central Bank rules allow up to AED 6,000 a month of repayments. At an example rate of 4% over 25 years that supports a loan of about AED 1,008,000, so a home of up to about AED 1,260,000 for an expatriate first-time buyer. Enter your own rate for your figure.

How much down payment do I need on an AED 12,000 salary?

At the maximum price above, the down payment is about AED 252,000 (20%), plus Dubai Land Department fees of about 4% of the price. The down payment must come from your own funds, not from a personal loan or credit card (CBUAE).

Does my rental income count?

Regular income from a defined source counts toward the 50% ratio. For an investment property, the Central Bank asks lenders to deduct at least two months of rent to allow for vacancy.

Is the salary gross or net?

The Central Bank ratio uses gross salary and regular income. Bonuses and other non-guaranteed income are discounted or left out by lenders.
