Protections when buying off plan in Dubai

Payments for off-plan property in Dubai go to the project’s escrow account, registered with the Dubai Land Department, and the sale is registered with the DLD (Oqood). Check the project’s registration and escrow details before paying.

Financing the balance

A mortgage on a property bought off plan is capped at 50% of its value by the Central Bank, and your own payments are used first. Once the property is completed, a balance can be financed as a ready home under the ready-property limits and your lender’s policy.

Frequently asked questions

What is a post-handover payment plan?

A developer plan where part of the price is paid in instalments after the keys are handed over, often monthly or quarterly, as set in the sale contract.

Is the DLD fee due at booking?

The 4% fee is due when the sale is registered with the Dubai Land Department; for off-plan sales this registration (Oqood) usually follows the booking.

Can I rent the property while paying the post-handover plan?

Rental depends on the developer contract; the rental yield calculators help compare rent with the instalments.
