Mortgage age limit in the UAE

The Central Bank regulation does not fix a single age limit: each lender sets the maximum age at the last payment in its lending policy (Art. 3.3). What the regulation does fix is how retirement is assessed.

Retirement in the regulation

  • If the loan extends beyond normal retirement age, the lender must assess whether your retirement income is adequate to repay (Art. 2.3).
  • The balance outstanding at retirement must be serviceable at a 50% debt burden ratio on post-retirement income (Art. 3.1).
  • End-of-service benefits cannot be used to repay (Art. 3.5).
  • The term is capped at 25 years in all cases (Art. 3.3).

  • Off plan: up to 50% for every buyer, whatever the value or purpose (Art. 3.2 C).
  • Debt burden ratio: 50% of gross salary and regular income, stress-tested 2 to 4 points above the loan rate (Art. 3.1).
